I'd recommend discussing the risks with an attorney and at the very least having a plan in place to deal with the worst issues that could arise with leasing your primary residence short term.Be sure to provide proper notice (probably 1 month in advance of the lease end date, but check your state laws about proper notice) for them to leave and it would be a good idea for you to have a neighbor check to confirm they are moving out in the days prior to your returning.

So, I stumbled recently on a BP podcast that pointed me to a Real Estate book that I began (listening to) and soon realized, It was way ahead of my knowledge and I just couldn't comprehend it.

but I don't personally buy or go into contract and try to flip contracts we close on 100% of what we aim at then resell.. we would never try to market something like this ahead of time just for these reasons.. unless I guess your talking little money like trying to make 5 or 10k flip fee.

Just put them on a month-to-month and make them give 30 days notice before termination.You should consider reading a book or two on how to manage your rental.

Thisfar from going bye-bye, just readjusting for small/mid sized lenders dodd frank is a good bill, and like all of bills of this size and scope, they will need reasonable adjustments as time goes onI doubt anyone will notice any direct affects of this, though the lenders affected by it (like BB&T especially) will have a lot of opportunity open up.

There was some mold I noticed when I visited and looked at their unit where the leak was coming in- I fully expected to get a bill for drywall repair, maybe a section of wet carpet, some painting, etc., but not complete mold remediation.

When pulling my absentee lists I notice that there are alot of 100% equity results, Im wondering if the mortgage information just isn't available on most of these properties and therefore this value is a sort of default in that event.

This was also bought owner occupied, so this unit was the planned unit to occupy.I've done the 3 day notice, they didn't respond.
