Renters Insurance Best Practices

Once a tenant is approved, when is it appropriate to verify that they have purchased renters insurance.....at the lease signing or prior?  Also, how do you verify that the renter has renewed their renters insurance policy?  Should the landlord be named as an additional insured on the renters policy so they will be notified by the insurance company in the event the tenant fails to renew their coverage?
