This allows the investor to do extensive due diligence on the sponsor and dig deep into their character, strategy, tactics and underwriting.Going back to IRRs and multiples, the projections made are only as good as the underlying assumptions used in underwriting the asset. 

Be sure to dig into the podcasts too. 

Novogradac CPA (triple dub novoco dot com) seems to be the best source I have found for digging into the details.  

Sometimes they are harder to find than others, and sometimes you have to do more digging.

Put yourself in the shoes of those two inspectors and tell me which one will dig deeper and provide more information.

You are attempting to do something that is outside your current level of ability and you need to hire an expert to dig you out of this mess.

Older waterfront house , guy paid $ 450K for this , I get to tear it down and dig the footers .

Cracks or digs in the floor , tile grout works well . 

Have been on BP a few days but have listened to 150+ BP podcasts :)  Still trying to dig through many of the forums, but I'm coming down to the wire on this opportunity so I'm asking for some advice!
