@Edward SanchezIf you are willing to, I would house hack with an FHA Mortgage if you can make the numbers work to qualify - in higher cost areas for 3-4 units it can be tricky because of this guideline: (The maximum mortgage amount for the three (3) - and four (4)-unit properties is limited, so that the ratio of the monthly mortgage payment, divided by the monthly net rental income does not exceed 100%, regardless of the occupancy status.

Your employment status, age, type of funds to rollover and investment goals all will factor into which will be the better tool.The bottom line is that a self-directed IRA or a self-directed Solo 401(k) is simply an implementation of that retirement plan format in such a manner as to have broader investment choices.
