I think the "family" status and the company recommendation was enough, so i rented out to him.I kept a copy of his visa/passport and a recommendation letter from his company, 2 months of security deposit.rgds

@Edward SanchezIf you are willing to, I would house hack with an FHA Mortgage if you can make the numbers work to qualify - in higher cost areas for 3-4 units it can be tricky because of this guideline: (The maximum mortgage amount for the three (3) - and four (4)-unit properties is limited, so that the ratio of the monthly mortgage payment, divided by the monthly net rental income does not exceed 100%, regardless of the occupancy status.
