I prefer just adjusting my rent accordingly if I pay the heat, and not having to listen to tenants complain about high electric bills.

If you have the time, I would recommend listening to them all.

I have listened to many videos of Grant Cardone, Tony Robbins, & Gary Vaynerchuck who stress the importance of real estate investing.  

That has changed a lot over the last decade so when you're listening to folks experience make sure it's recent.  

@Zoltan HartaI advise you to listen to the Podcasts on BP (there are over 150 of them), and read J Scott's book on Flipping real estate.
