I wasn't exactly sure how to handle acquiring this home as I believe a VA loan can't be transferred to  someone who isn't eligible for VA benefits--but I believe that it could be inherited should they both pass (hopefully a moot point) while there's still a balance on the loan. 

Inheriting tenants is one of my blockades. 

I bought some properties from a guy who claims to be a real estate consultant; he sold me the properties because he couldn't handle them and now I'm taking those value-adds and am in the process of making them very nice - and the inherited tenant rents are silly low. 

The downside to the deal is the property is rented under market and I had to inherit the lease.

Depending on how expensive it is and whether you lived in it or treated it as a rental, you might pay huge capital gains tax.An estate attorney may be able to set it up so you can live in it, but when your father dies you inherit the property.

If there is a tenant in place then you inherit the tenant and the current lease; as well as, the eviction moratorium rules right now.
