Inherited tenant to be evicted - HELP
I close on my first property, a duplex, in a couple of weeks. I will be required to occupy per my FHA loan and intend on occupying the upper unit starting in July as I am making June their final month to meet thirty day notice requirement. The current tenant is a complete slob and I want to protect myself as much as possible in case they were to cause damage (beyond severe uncleanliness) before leaving the unit.
I intend on making them sign a basic rental agreement for the month of occupancy during my new ownership, and want to require a security deposit (half to full month's rent) to encourage cooperation of my requirements by the leaving tenant. Is this allowable? Has anyone else been in a similar situation?
Not sure if I should approach this differently as I haven't found much on this scenario. Thanks for any help that can be offered!
