Based upon not how many sales they have had, how much experience they have, whether they are active in your area...just will they pay a large referral back to USAA for introducing you to them.

aged LLC won't help much. business credit does not build the same as personal creditadditionally, unless you partner up with a large apartment complex as a passive investor, you'll be buying a loan that requires a personal guarantee, which means your credit will be a factor.the bigger complex you buy, the less this matters, but if your experience is low and you're the deal principle then you'll have to prove your track record.....which is your credit score. yeah, good credit takes time.

Remember that most things start to give you signs they are failing month or years before they actually "let go" so if you are often repairing a large expense item be wary and contribute more to your buffer.

I know of a builder by me that gets double what we charge for the exact same bathroom because of their reputation and being such a large company.
