Thanks for letting me know about cabinet door world, someone messaged me about them and 3-4 weeks isn't that big of a deal since this rehab will be take 3-4 months to complete (also doing 2 full baths down to studs, adding an extra bedroom w/ closet, knocking out a wall, replacing wood paneling with drywall downstairs, adding a pocket door, building shelves in an open area of one of the baths, landscaping, etc.  

I know that I could create a great listing with excellent photos of the interior, but I'm afraid of a negative first impression on the guest when they pull up to the house and feel "less than impressed" or worried that the INside of the house might look like the OUTside.It's January, 2022 as I write this, and we've had snow on the ground in Michigan for a few months - so I can't do landscaping right now, but spring IS right around the corner.

So I thought maybe I could rent out or air bnb my home since I'm gone most of the year.But before I do, i would like to fix it up a bit and do some general landscaping to make it homey and welcoming.

Added landscaping.

New roof, furnace, landscaping and finished basement bedroom.

I think the cashflow would be good but with the yard, landscaping, propane, and having a shared private drive if it would make more sense to take the 90K ish and use that for down payments on multis on smaller lots.

But I have a painter, cleaner and landscape guy on my team.

I also improved the landscaping in the front yard and repaired the lawn in the back.

Remodeled Kitchen, 2 baths, paint, drywall, plumbing updates, and landscaping.
