I WISH Bigger Pockets existed (I really wish the internet existed :) ) when I got started.

I was a little nervous because I didn't know what to expect as far as bookings since there was not one other 4 BR home being rented in the market (that I could find).We luckily realized that the floor plan/layout of the house would allow us to configure it into 2 lock-off 2 BR/1 BA apartments as well as one complete 4 BR/2 BA house so we felt better about being able to compete with the other STRs in the market.To our surprise (and delight) it turns our the house has been rented most often as the 4 BR/2 BA configuration over the smaller apartments.

She browses the isles and takes note of the layouts that they have on display.

I will admit I didn't know what I was doing most of the time when I started projects, but I am fortunate enough to have help from my parents (and the internet).

The internet is providing more solutions to all of us everyday.

I am not talking about grey area stuff like mileage or internet or cell phone. 

What he did request from us is to lay out our terms.

contract assigning is selling real estate without a license and starting to be regulated more and more.. the laws are on the books but with all this guru training and such the internet spawned thousands of wood be wholesalers on the unsuspecting public and that has created  so many terrible deals.the ones that simply walk away from a 20 dollar EM deposit with no worries what damage they may have a caused a seller.. 

I saw some of the condo in downtown ATL has HOA above $500 which includes internet etc. still way too high consider how much you can pass-through to your tenants.

Or if someone could lay out the each situation for me?
