I was looking at these areas as well as they were cheaper than buying in Rockville and also appeared to have some decent homes.If getting the ADU would be tough in general and renting by the unit in those areas would also be challenging I may need to rethink my strategy.I am doing this as a first time MD homebuyer and looking at my options to rent a portion of the home.

@Brynn KurtzI would do additional research and learn how many people today are buying housing with none of their own moneyAlso even if you were to do this, you still need money to invest in real estate as properties need constant repairsThe most frequent mistake I see is people take these guru programs and spend all their $ on the guru and have no money to invest in real estate

Current goal is to buy a rental property in the Ocean City, MD area.

They buy in and get part of the cash flow, you get the cash.The alternative, and the best one at this point, is to refi. 

We are all aware that the GSE’s Fannie Mae and Freddie Mac buy a large share of mortgages.

@Adonis Williams I think you can do better buying a property for rent or to flip than with new construction.
