We no longer buy contract for deeds as there is just too many issues with them.

This is a very technical area and the tax issues will depend on your specific situation.  

Issue I am having is that this falls below the 2% although I am able to aquire for less than the max proposed price.Using the 70% rule it works.

@Benjamin Carver great info, but you glossed over some potential legal issues with the illegal duplex and boarding rooms approaches.Not really what one would expect from a licensed real estate broker:(

Most of the time the syndication will issue a k1 which can also trigger ubit in both a Solo401(k) and SDIRA.   

I wouldn't consider this an issue though, you used tax 'deferred' refi dollars to purchase other assets at seemingly good times/prices etc.

From my data (and trust me... there are not many that know data better than I do), about 80% of my high;y motivated organic, off-market seller leads come from people... that have no issues.

Its more so they can communicate concerns or issues with me if there are any as well as not be held responsible for potential damage that was not caused by them.Is this common practice? 

They're running into issues with potential refinancing.
