Does anybody knows any good Investor friendly Title Company in Tampa FL? 

Of course, some deals fall apart because of title issues or just too much wrong with house, when contractor inspects.

@Terrell MurrayGrandma already took title subject to the existing mortgage when she inherit the house.

Also, the title of this post can be a little confusing or unrealistic to those who don't know what the BRRR strategy entails, those who are versed in it likely immediately realized the reason the cash-on-cash was so high was that such a small amount of my capital was left in the deal after the refinance. 

I sold the home today (park financing), so I have a couple title questions.Do I transfer the title to them now?

Is a title search on the properties of interest at auction the best option to see what kinds of "unknown" liens exist against a property?

One that comes to mind is offering to buy it now with seller financing and a clause that only transfers title upon his death, or when you make your last payment, whichever comes first.

I understand the major points on how each one is worked but I have many gap questions about Title companies contracts, buyers, lenders, etc. 

As the title asks, what questions should I be able to answer on my own before starting out.I'm new to the mindset of RE investing (although I've owned my home for about 7 years now) and have been trying to learn as much as I can. 

I have to admit, the title of this thread made me laugh a little.
