My opinion is to stay away from these on-line auction websites and spend your time more wisely hunting down deals through local Brokers and other Investor/Wholesalers.

I would be sure to go ahead and do the appraiser's job for him and hunt down every supporting comp possible and hand deliver a list of comps you've found the day of the appraisal.

There is a certain segment of people that are tired of cheap rehabs, short sales, etc that are focused on the combination of quality combined with technology and energy efficiency.I'm actively hunting some infill redevelopment sites to build exactly what your talking about with the emphasis being on 500-700k homes with the goal being to hit a zero energy status.

Most residential real estate agents will be worse than useless when you are hunting big game.I would also start meeting with banks, local credit unions and other lenders as the commercial financing is different than residential mortgages.
