Regarding HML, I think there is more money than true deals today ... because margins are so tight in this market, the problem I see with hard money lending these days is finding flippers with deals that have enough meat on the bone to support both the carry cost from a hard money loan AND still leave the flipper with a healthy profit.

Looks like you have some great feedback, but the one thing I'll add is regarding your unit mix. 1 BRs invariably turn over much more than larger units, due to the mobility of the tenant demographic, and is a good thing to keep in mind.The other factor that is healthy to consider is your exit strategy.

Tenants don't prioritize keeping your property in good "health".I would evaluate where you stand in regards to large cap-ex expenditures and then you hold 1-3 years if you think the roof, AC etc will hold up.
