But I agree with @Ariel Vincent If the guests have skin in the game they care just a little bit more.

Different ways to skin that cat...for example if you gave 6 months of free rent on a 10 yr term, you could structure it as "3 months of free rent after opening plus one free month at months 13, 25, and 37 of the term", and then extend the term 6 months to be a 10 yr and 6 mo term.

thanks Hi Ezekiel,[1]  Maybe try not looking for someone with "Capital" but look for someone with "Cash to Invest along with you"[2]  The "Gain Experience" Not Much Money of my Own" pairing might be a red flag to a lot of more experienced investors.So try to have some Cash Money of your own, (skin in the game money), work a 2nd job, get a part time temp job, drive Uber Eats, drive Uber, etc... until you get $35,000 or so investment cash.That might make people have more confidence in you when you find them.

and second, It's so expensive, and you've just put it down, you can't afford to replace it, so you CAN'T even consider it IS that causing your sudden watery eyes, burning sensations in the eyes, nose and throat, nausea, coughing, chest tightness, wheezing, skin rashes, and allergic reactions.

I know very few lenders or equity investors who are willing to do deals with the principal has no skin in the game.That's why you're having trouble finding educated investors for your deals...

Most investors pay someone else to manage their investments who doesn't have any "skin in the game" related to their investment (real estate agent, stock broker, financial planner, property manager, etc.).
