The University of Florida has a great real estate program.

I frequent tax sales in my area and have either received a tax deed or a tax lien certificate before I bid for a deed I learn the rules for the area and also check for IRS lien it can bite you It lasts 120 days, some state or county liens may stick I have seen child support lien or in one case a 20k medical lien(somehow connected to a state university) stick Here I wait a year and do a quiet title depends on the state

Thanks for the Welcome post @JacobForbis, I'm interested in pretty much anywhere I can find a good deal I like to look at location and area reviews, but for now I'm researching areas near Selma, Schertz, Universal City, Converse ect....

I decided to stay committed where I live and learn this business through testing different things instead of saying it doesn't work where I live.I know for fact that coaching and mentoring is a very rewardingAnd fulfilling and as you continue to apply the universal law of providing more service than you're paid for, it will compensate you massive income way more than you make in real estate all the while helping other people get rich and change their family life by personally mentoring them !

It's pretty much universal in the Metro area.

I find all of the duplex's to be very pricey in the areas I would want to purchase in, compared to other areas, for the simple fact that they're around Universities and Colleges. 

We have looked into building and outfitting homes with a Universal Design Aspect (wider doorways, stepless entry/showers, grab bars) all of which can be very aesthetically appealing to the eyes now days with the new manufacturers available.

I'm a "fix and hold" investor here in the East Bay, and graduated from the modest San Francisco State University in Econ & Finance.

Last week a 6 bed 2 bath dump came on the market in West University area (near UNR) which is a fantastic area (low crime, and most college students prefer to live in this area).

I have 1 year to pull the trigger on a property as I want my sibling to be able to live where she can work, learn to manage R/E,  be in a location that is in close proximity to the university where she plans on attending her 3rd and 4th years of higher eucation.
