Two helpful tips that are commonly expressed, but not commonly put to action: 1) separate yourself from the pack; build a genuine relationship with those leads and don't underestimate the power of follow-up. 2) The more players in the game you know / the more people who know what you do (other flippers, rental buyers, lenders, contractors, etc) the higher probability an off-market opportunity falls in your lap.

My take is that the far left genuinely believes that the majority of what businesses do is evil and that government can intervene to repair this reality while the far right genuinely believes that much of what government does is evil and that the free market consistently yields the best outcomes.

All of these data points (desire to sell, motivation, plans after selling, timeframe) will help you determine how often you'll need to follow up with them until they ultimately decide to sell.Most homeowners require several follow-ups (usually around 8-10) before they take the next step with a Realtor or Wholesaler.In the meantime, you want to establish a rapport by finding out about what is important to them and genuinely caring about them and their situation.
