This won't take extra time and doesn't need to overly filter the data ... if your agent understands all the capabilities of their MLS, they can make these searches either hyper-focused (well beyond anything that you could search for on a public listing site) or they can make them extremely generic - whatever you want.

Something very generic that feels like its for that specfic person.

The generic term I'm using is 'mitigating saltwater intrusion' and I'm working to get some resources (some are county, state, federal) to help with the technical side of the solution.

If I could supplement that with what I make from my day job, that would be different.

Do you plan to cash out the rehab costs and value add and, if so, how...sale, supplemental loan, refi with Freddie?

You can also expand on your local rental market and issues that are happening there.Saying the market is great and buy, buy, buy is to generic.

The rent rates are a bit lower, perhaps that is why ($550-$800).I know some people use craigs list to help supplement what the rental rate is.

(And before someone pedantic says "there's no 44% tax bracket...take the top bracket and add the lovely 3.8% Obamacare Supplemental Tax on top of it.)The tax deferral is not worth the limitations of having my money so restricted and having to have an authorized agent do every step of the transaction for me.
