We have found that the 3 times rent is generally not an issue however when you start stacking requirements you start limiting your tenant pool.

With regards to wholesalers, I've found that the way to get the best deals is to get in close with a wholesaler so they come to you first.

I found the perfect house for me to do my first wholesale deal with, due to its price in relevance to its location and the property values in the surrounding area.
