I actually upgraded to Pro membership primarily to be able to ask this one question in the Pro forum -- that's how important it is to me!

I know everyone on the forums for he most part is baking in certain assumptions to their estimates such as repairs, capex, etc. to calculate their return on investment and expected cash flow.

I would read the other gazillion threads that are the exact same.I would also not advertise having $200k on a public forum.
