I live in the US but I am originally from Australia.My sister works as a nurse in Australia and has saved quite a bit of money (about 120 00) and she would like to invest in the US.I am wondering if someone on here can provide some insight or guidance for a foreigner trying to purchase  property in the US.My sister is looking at buy and hold property and will be using financing to purchase some property.

They only generally want to finance local investors and not foreign ones.

The beginning stage is so foreign to me that I don't even know where to begin.

The lease option deal is foreign to me, other than someone pays a fee for the right to exercise an option to purchase the house at a given time for a given amount.

It's a tough area, but I've heard foreign investors are buying up these properties by the dozens ... literally in bulk.Your buyer would need to be interested in buying lots of these not just one or two.

Seems like all the deals are going to construction companies, foreign investors, and hedge fund guys.

@Derek Taylor in Florida we have specific statutes on when a Foreign business entity is required to register.
