As others have mentioned earlier you need to consider some more things before you decide to start your own construction company:1) state/local licensing and the fees that go with that (the more you make the more the government takes)2) insurance - general and professional liability insurance for GCs is EXPENSIVE!!!

In other words if everyone asked for the same thing you did would it lead to an abuse of the land use plan or other governing principle.

Banks have more tools to deal with foreclosures than they did a decade ago, and they're going to be pushed by the Federal Government to extend forbearance as along as possible. 

File a complaint with the FTC (Federal Trade Commission) and CFPB (Consumer Financial Protection Bureau).

the fact that the citizens of Columbia are not satisfied with their government and the concerning lockdown measures they took seems like red flags for a long term real estate investment.

Doesn't mean you can't make money, you just gotta know this going in.Another big thing that's missing here is the general incompetence of local government.
