Hi All,I have a family friend who wants to rent a property in Colorado and I want to help them out. 

Our property taxes on multi-family are capped annually at 3% max increases which help with annual tax lightning. 

I price out many 30 year DSCR products for people, lots of times they need to take a leverage cut to make the DSCR work if it is a single family. 

Renting by the room allows you to maximize the rental capacity, especially for Single family.

Per IRS it says 27.5 years but does that assume if you are purchasing a new single family rental investment and the depreciation needs to match the deprecation of the home? 

Real estate investing has been an interest for over a decade, in which time I've consumer innumerable podcasts, books, and have attended boot camps and master minds.Here's my hold-ups:1) I do not want to put my family in financial risk.
