There is a lot more to effective property management than placing for rent ads and collecting rent.

I like sites with extensive FAQs and education because I'm a knowledge junkie.

In Bridgeport, CT the investment is about 10% of rents collected which frees you from taking resident phone calls, coordinating maintenance, leasing vacancies, bookkeeping and accounting P&L's, conducting inspections and making property payments.

I ask because up until about two years ago I owned a coin laundry (under the same LLC) in which I actively participated in (personally staffed, maintained, cleaned, collected funds, etc.), but did not draw any wages. 

DJs (district justice) are reluctant to grant more and likely hood of collection is minimal.

I understand it’s difficult to sue an LLC, however due to multiple late payments, non payments and bouncing checks from issued by the companyover the past year I strongly believe the company was using rental funds collected from my property for other interests as they could not regularly pay me. 

You can still legally collect rent from this tenant, and proceed to an eviction. 

It was more extensive then just bathroom and kitchen .

There are public disclosure laws that allow for these documents (Washington has extensive public disclosure laws allowing for open and free access of public documents).
