She eventually let slip that she had "family attorneys" and would sue me straight to the grave, so I tracked down her attorney and wrote him a letter to explain what was happening, along with a couple of her letters.

@Joan Sambo What have the loan offices told you when you explain that to them?  

If not, what I would do / have done is take the letter to the tenant directly after close, explain that this is now your debt, and offer to waive it if they sign over the property ASAP (according to whatever notice you have to give). 

I would say ok great to the 5 Mr Mayor explain it to buyer #6 and refund their money Lesson learned always get it in writing.  

You will need someone to go over your contract to make sure there isn't something irregular and also to explain what you are not clear about after reading the contract.

Unless you have a solid W2/salaried job, that 1yr break might be difficult to explain --- maybe..Your credit rating is based on your credit history, i.e. how well do you handle debt. 

I apologize, this stuff is pretty complex and I probably did a bad job of explaining it.
