Second, I don't know anyone personally who has SHOWED ME how it has worked out for them except in a one-off scenario, so the repeatability of this strategy is somewhat suspect in my mind.

If it’s your primary residence, you might get an appraisal exception, but the cash out might deny that...I’m not sure.You can check rates on AIMlOAN (google aimloan rates) by putting in your loan info and can change scenarios to see difference in rates between refinance and cash out refinance.

Looking at it in hindsight I should have requested several things including exceptions during pandemics, the credit score minimum I require for placing a tenant, the exact security deposit, and how credit and background checks are processed.
