I suggest you get properly trained and in my opinion, from what I've read and seen, the "community" is not the choice I would make.

If the numbers don't work for developing new construction building of that scale - what path do you suggest I explore in order to get the most benefit from land?

Most investors would suggest you look for a CPA when you have more properties.

I suggest you listen to free podcasts on land wholesaling, build a business plan, and then work it (Wholesaling Inc is a great one).
