We never want to wish a market downturn but deals are a lot easier to get when that occurs.

You're banking on future events you have no control over...that's not investing, that's speculating.Besides, you own the property, but the property owns the equity...not you.I would hope you could find a much better financial situation than this one.

I'm about to attend my first auction and have been researching the available list for the next event.

There is not a better sporting event than a good Aztec basketball game (the arena can shake from the crowd). 

Covid seems to have done away with many of the meetups, with the last events posted back in May 2020 and canceled.

Including transferring funds from the TradSD to the RothSD, which is a taxable event, but the tax implications are still advantageous (for now). 

I will not be able to make it to 7/15 event due to prior commitments but would love to join other upcoming events.
