My cabins do have names and it’s fun to name them and go to the shop and get your sign.... but it certainly doesn’t effect income. 

Having positive cashflow enables you to fund reserves and to hold on to the property indefinitely which gives you time to allow the magic of leverage, appreciation and debt pay down take effect.

You can have an attorney write them a legal letter to assist with the process a bit, otherwise as others have said a buyout could be effective.

IE, our tenant moved in on the original agreed upon sale closing date/ leasing date, and we paid the seller a few hundred dollars for the couple of extra business days it took us to close (effectively giving them the rent for those days). 

It's pricier than cold calling, but MUCH more time effective, and great if you have the budget.

There’s many ways to do that as long as I’m moving forward towards that in the most effective way at the moment then I am accomplishing my goal.

There are more ways, but these are the most effective in my opinion :) 

The fines for just advertising those services are up to 10,000 the first offense. as for finding new customers, word of mouth Is by far the best way to gain new accounts thats also cost effective.
