If you are opening the LoC shortly before - or in tandem with - your mortgage it may not register on your credit history before the mortgage is awarded ... though these days such things are automated and near real-time, so there will probably be very little lag.Regardless, when you read the fine print of your financing application and/or the mortgage documents themselves there will undoubtedly be included a declaration where you attest the downpayment does not comprise borrowed funds.

@April Benard, as an investor who likes buying rentals with tenants in place, these are things things that I will be looking for in that purchase from the tenants specifically:rental history: how long have they been there, how much have they paiddo they meet the 3x income rule.

@Chris WaltersYou can ignore the debit card advise from John since here in Canada, you can simply use your bank card to make debit purchases (provided it has been activated for that purpose on your business account).Being asked to provide a personal guarantee or collateral for a business credit card is not uncommon when the business is new and has no credit history or track record.
