Due to the low new development over the last 7 years and the influx of people relocating into the SGF market, inventory is incredibly low across the board. 

I will give you both sides:as an agent and developer.

A ton of development and renovations happening in the area and you still have the commuter rail which is making it an ideal place for young buyers. 

That will keep you out of trouble and help you develop a strong reputation.

Many investors are currently focusing on value add and cash flow over development deals due to their perception of where we are in the market cycle.

That's a smart way to filter out the ineligible prospects.

Prospecting to get clients will be the hardest part in my opinion. 

For now, looking to develop local network and develop relationships to both learn and help others where I can.

If the development provides an ideal enough foundation and surface area for solar panels, between ITC solar tax credit, federal bonus deprecation, and state MACRS deprecation over 60% of the solar investment can be subsidized.

I just bought my 3rd facility and it is 7 hours away....by plane....I have developed a pretty efficient remote management strategy that doesn't involve buying a $15K Kiosk and paying high maintenance fees on it to boot.
