I've always had a desire to learn the ins and outs of real estate investing.

Otherwise I'd just be buying houses at ARV if the net operating income numbers were that good because I'd be getting well above the assumed desired rate of return buying at ARV.

I feel the same exact way you do and have no desire to leave this area.  

You can do lease option or subject 2 if the property is DESIRABLE or needs minimal repairs.If the property needs work and its upside down, its pretty much dead.
