there is research done which says 80% of probate files have real estate, so its worth it to be extensive to administrators.Further to that under 2 years has also been mentioned as a timeline before the property was sold, so follow up or they just might keep the property

I am submitting an offer tonight for a full fix and flip (which includes a subdividable/buildable lot), but I am realizing that sometimes the rehabs are too extensive, the risk too great for my cash investors/partners, or other reasons that make assignment of contract the best option.

It's your responsibility as the buyer to conduct appropriate due diligence.My best recommendation is to attempt to acquire the other parcel, part of the other parcel or get an easement.
