I would add band around the garage door with a center keystone as well. 

I am in the Tampa area and have a rental just one exit up from Sun City Center.

If you are downtown, in the heart of the med center, or right by Six Flags, SeaWorld or UTSA it will work.Talk to some people who have properties that are used as hotels.

Near the Staples Center there is major buildings/ skyscrappers under constructions.  

Otherwise we meet every 2nd Thursday at the Shrewsbury Civic Center.

There are many signs of many areas becoming gentrified - from arts/music centers popping up, to many buildings being renovated or rebuilt, to the city even putting in new parking meters.  

Of course, I'm partial because that's my area (Cypress, Tomball, Spring, The Woodlands, Atascocita/Humble), but in all honesty Spring has everything an investor needs from SFR, Mulifamily (duplex to 5 or more units) to Commercial (Community Centers to Office), etc.
