Please recommend an affordable area of Houston for buy-and-hold

Hello fellow members! I have a question:

I'm looking to buy and hold a SFR in Houston, purchase price under 85k, should be in decent shape, and I'm trying to decide on the area and hope you can help me. I was really interested in Spring (77373) based on so many great things said about the area here on biggerpockets, just that it's a bit out of my price range. I also heard Channelview, Texas City being mentioned here.

Now, a local agent has suggested I invest in the area which is in the northeast section of Beltway 8, close to where the beltway intersects with Hwy 90. In his words, the area has seen a lot of development since that last portion of the beltway was completed.

I don't mind an up-and-coming area, especially if there's potential for appreciation. Do you think this area is a good one for investing? Can you recommend any other areas with potential for appreciation, especially along where the Grand Parkway has been/will be completed?

That price range is pretty competitive. 

Try looking at some of these subdivisions:

Kenswick- Humble

Timberlane- Spring

Williamsburg- Katy

North Forest- Spring

Northglen- Cypress

These are closer to bw8 and grand parkway. Mostly 70-120.
