I'm hoping all construction cost for 3 units (townhomes, 2BR/2BA, hopefully 1200-1500 sqft and 1 car garage/carport) is <$400K since gross rents are in the $5000-$5500 range.

So even though the subprime car loan is a higher interest rate, paying that down will seem like an "endless" process compared to a smaller credit card debt.  

Not looking for official legal advice here, but what would you do if you found out that there were 5 cop cars surrounding one of your properties trying to gain entrance?

I will also start driving for dollars in the next couple of weeks since i did not have my car recently.I was hoping you guys could chime in with some suggestions or critiques, i would love to hear from everyone and hope we can have a nice discussion and also sharing anecdotes or stories!!

If you believed what typical management at a bank or cu tells you (& what they list in public job descriptions when positions are available), everyone that applies for a mortgage also needs a new car loan and 3 new credit cards.

You are already doing a little bit of online research on their property to see how much it's worth and stuff (don't get in the car and spend time going to meet with a seller without first doing a bit of online research).  

They accepted my offer.738 sq ft house on the lot, with 576 sq ft detached two car garage as well.

It's 3BR/2.5 bath, 2 car garage, and backyard.

I'm in Paterson a few times a week and do some investing there, in fact at one point I was working on a way to buy the property (car lot) across the street from the complex (deal never got off the ground), so I've seen the outside in person.
