For me it's worth the few hundred bucks extra a year. 

We will update and upgrade once there is tenant turn-over (i.e. wainscotting, soft-close drawers and cabinets, shutters/blinds, screened-in porch, etc.) to match the final phase upgrades.

New cabinets, appliances, and counters in kitchen.

Also, keep in mind that the NJ standard for move out is "broom clean" which as far as I can tell is an uninformative and nearly meaningless term that gives you no information about removing grime from the kitchen bathrooms, cabinets and refrigerator.  

Unless he is a licensed plumber, electrician and has experience with cabinets, I feel like this is a disaster waiting to happen.    

Then you may be stuck dealing with occupants that refuse to leave, stolen appliances/fixtures/cabinets, a place that's been trashed, outstanding liens that you weren't aware of, etc.I heard of a young lady that got excited about foreclosures about four years ago.

It'll be the best couple hundred $$ you'll ever invest.
