Recently purchased a 4000 square foot commercial office building in Canton OhioLooking for an inexpensive insurance solution. 

I am licensed in NY and CT so I was going to go to CT and buy a number of single families or a multifamily building but I am indecisive on whether I should go to CT or Jersey...or both.

That's like buying a lot to build a gas station, but it's zoned residential currently...but maybe you can get a permit. 

For illustration purposes, I purchased two side by side 3- unit buildings, each zoned RSA3 (a single family base zoning district's).

I like 3/2 brick or block houses (so I don’t have to paint) and are in the sunbelt (Specifically TX and FL markets with growing populations over 100k) because I don’t want pipes freezing, since we started investing while we were overseas.  

The best thing to do is to build up a strong team with an investment specialist realtor / broker, property manager, contractors, inspectors, lenders, title companies, ect. 

My rental units have poor insulation in a building I own and I’m trying to evaluate how to improve and the best way to do so.I’ve heard that putting spray foam insulation is an option.
