A residential appraisal will definitely affect the asking price significantly (~$100k) based on comps I've pulled.My question is: what hurdles am I likely to face trying to buy a residential property from someone who believes it is commercial and worth nearly 40% more. 

Im facing a similar situation as I'm a teacher who just finished the real estate course.

Bare with me, as I am a beginner. 

They are placing market values on the home, cars, etc. but she is placing face value on the note.

I would love to get some feedback from others who faced similar questions when starting out.

The cost is relatively low and I pay it with a smile on my face, however in Dec/Jan/Feb I had a running toilet that cost me $1500 in water bills, FAR more than usual.

There is always lively discussion about current obstacles that veteran investors have recently faced, how they overcame those obstacles, and the lessons they learned.  

So I told everyone to keep there poker face and take a lot of notes.
