Hi All, I'm freshly starting my MTR and have quite some questions that need your help: For tenant screening, I plan to do the routine background (eviction, criminal) screening and credit check.

My plan in my beginning stages right now is to invest in the general Florida area, locations like Orlando, Tampa, Venice, Sarasota, Punta Gorda and Ft Myers. 

For my own piece of mind I am thinking of this as a back up plan if it takes longer than 30 days to sell.  

Maybe that is one of your interview questions.If you are very top producer there can be some advantages, like employing your kids, SEPs or retirement plans and maybe if you have a big team some shield of liability if you set it up right and practice what your attorney teaches you to do to keep everything separate.

I plan to self-manage it, should be able to easily demonstrate 100 hours and no one works more than me on it, and keep the stays under 7 days.

I plan to cut bait if litigation continues after the 29th.

Some will, but many won't, because for many, no, it doesn't make sense, many ARE better served getting ALL that equity in capital NOW to do the things they need/want/plan to do with it now.
