@Avery Carl - My wife and I just finished your book and soaked up every bit of it.

Because of its location, I cannot have two proper units, but can have a main unit and an ADU or rent as one house (although I'm hoping the new development will bring a change to my zoning code) The basement has 8ft ceilings and is completely finished but I'm thinking of digging down behind the rear wall to add a full bedroom and reconfiguring the floor plan to accommodate another room, kitchen, and door to walkout (2 bed/1bath unit).

After purchasing an SFR in Los Angeles in 2020 and renting out the main home to tenants, I'm close to finishing up building a new detached ADU in the rear as well, complete with a private entry and backyard for another set of tenants. 

The camper is in serious need of renovations and we still need to finish getting water in place.

Be sure to document everything, including the finished work with pictures.

Market comparables are important as we all know, but they can vary based on finishes and quality of work - so rather than just take the market estimate stated by zillow (as an example), I would ask a local realtor to provide a range of comps and then make sure as you renovating you're actually renovating with a house or two in mind.

Now in a year's time you could keep it as a rental  and repeat or sell it when you are finished and repeat the process. 

I am hoping to move out and rent my primary home in the next 2-3 months and need some help finishing it.

It's a recently renovated property, just finished it this month, but it is still empty even though it is being marketed:https://www.rentable.co/davenp...So, I live in Knoxville, TN so I'm a little lost on how I can market and sell this property when it's out of state.
