If you are struggling for payments, taking out more to do renos is a bad move, especially to hopefully add value to the house (not all renos are necessary or add value to the home).Give us the numbers for what you are paying for the HELOC.

Be careful out there....some of the new builds are not comparable to the old builds....many of the newer ones are all siding, no brick, no light fixtures or ceiling fans...just LED recessed lighting...no doorbell, no garage door opener, no attic stairs, one piece tubs, vs tiled baths, no landscaping, no trees, and on and on....they've taken out virtually every single cost.

Contract for deed is a type of seller financing where your payments go directly towards purchasing the property (essentially a mortgage but held by the seller rather than a bank) and once you finish all the payments the property becomes yours.
