what am i doing wrong. i use whitepages to find numbers some numbers got through but others were just bad numbers...whats the best software to use for leads. i  honestly don't know what else to do very discouraged but I'm passionate about this business just need help to get the ball rolling.. anything helps!

(also by giving them this option you put the ball in their court and are no longer the bad guy)This way everybody wins, current tenants live with mom and don't have to uproot their child's home, attorneys/brokers get some action and you keep good tenants and are compensated for the additional tenant.

Simple , call some  general contractors and tell them you are willing to pay their normal rate for them to come out and look at a house you want to buy , for them to give you a ball park estimate on repair costs .
