Maybe in the future as the group grows we will look at bringing in guest speakers, but for now it is just an informal round table discussion amongst like minded real estate investors about whatever topics you want to get into.We get a good variety of investors from newbies to experienced, and people involved with different investing styles, techniques and professions.It's been great conversation so far, and it's nice to feel like you are not being pitched some service, product or boot camp seminar.Hope you can make it out.Aaorn

Ok, so let's address some possibilities one by one to see what is likely.If you found out that there are material defects in the property (which you have) then it is entirely appropriate to ask for some form of "fix" if strategically it makes sense to do so.It is possible that the agent is reluctant to include your request for a price reduction commensurate with the level of damage to the property for a variety of reasons.

I must see the actual Income Statement and 1040 Tax Return, Schedule E (But, that's for Due Diligence).Additionally, on all Balance Sheets and Income Operating Statements, that I have reviewed as part of a Marketing Packets, have a variety of discrepancies from what is in the listing.

The idea of bandit signs that @Jose Flores suggested can work too although I've done bandit signs to market for sellers (usually in weekend campaigns for a variety reasons) and only get a handful of calls.Lastly, since you're likely already driving around a bit in your day job, driving for dollars in the neighborhoods you patrol might not be a bad idea.
