@Mark FergusonThe asset manager responded this morning basically saying they dont want to deal with it.  

We have Rescue Rooter use camera to find the problem this morning and it is outside of front yard right under the tree.

If you have no intention or need to sell the properties anytime soon and they are making a positive cash flow and enough to cover a reduced rent amount if the recession causes a soft rental market, and you have enough reserves to pay the mortgage if you hit a multi month vacancy then you are good. 

Good morning all,I am just starting out in REI.

Sort of a soft close.

The parts are probably high , but the contractor has to drive to the supply house , in the mornings , wait in line , and then drive to the job , install then warranty the valves .  

He was finally able to supply the fourth parcel number this morning.
