This year I finally went from learning and reading to "doing" and bought my first duplex in Shawnee. 

Hi @Ben Smith- I am newly/semi- based in Dunedin and am trying to figure out banks there.

I spent the last 6 months reading every book I could get my hands on (which eventually led me here), listening to podcasts and networking and finally made the jump from reading to doing!

I'm originally from Illinois, and lived in Atlanta for 8yrs (traveling down to FL every weekend) and have traveled all over Fl for the past 15 yrs before finally settling just outside of Ft Lauderdale 7yrs ago.

Finally decided to take the plunge and sign on to the forum to see how much I can learn from and contribute to all you folks!

so - finally HOA attorney has promised to issue discharge papers on Monday.

As new investors, we ran the numbers 100 times, and finally felt comfortable with them.

I remember those moments up until passing felt great to finally have it done.  

I specifically said I did not want any penalties due to not submitting taxes on time.I have been following up with the accountant since then, and finally today he emailed me he did not get a chance to even run the numbers, that he was too busy with personal matters and that he will run the numbers within the next week, and that if we do owe anything, we will have to pay penalties.Apart from the fact that I am completely dissatisfied with his inability to deliver, I wonder if this has happened to any of you?

I finally came to terms that real estate will be my future.
