The tenant will ultimately be YOUR tenant should you proceed and the inspection period is the time to review the lease, rent roll, possibly meet the tenant (I ask if they can be present when I visit "their home" for the inspection), and see how the tenant respects the property.It is a seller's market in Greater Tampa Bay - but buyers aren't stupid.

On the relative scale of turnover costs it's a pretty nominal cost for me, and a landlord's reputation of treating renters respectfully is even more important in a small community than in an urban area.

Respectfully disagree with my friend @George W. as the C-class areas in South Jersey -- Gloucester City, Brooklawn, Westville, and Camden...all appear to have good cash flow values and reasonable purchase prices.
