@Dan Thomasnot sure if your comment was meant for me or not, but I think you and I are agreeing.the toughest deals make the best BRRRRs, whether on or off market. 

Now, if you are setting up a vacation home in Palm Springs or similar, I would assume the decor is going to need to stay quite current with popular trends, so buying antiques off of Facebook probably isn't going to work.  

I anticipated that this might put off investors and sound odd, but if you saw the exact location, you'd understand my reasons. 

So instead of gifting me the property she is deciding to sell me the property for 100k which is what she owes plus interest and that would pay off the reverse mortgage.

With the cash back from the financing I pay off the credit cards and wait until I find the next deal to do it again.

If you don't pay, the property can be auctioned off and you will lose all equity you have in the house.

I had a tenant on Cozy, but when she set it up, she had it come off her credit card, not out of her bank account.

The warranty company denies the claim based on the contractors word and he was off to the next job and the homeowner is left pissed at the warranty company.

Hello Galen, I would highly suggest not trying to get super creative here and just form your own LLC, buy the property and put it in there, and write this one off as a win!
