Anyone have thoughts or insight - especially if you’ve possibly had a light couch in a vacation rental - would love to hear how that went.

After light remodels on both sides, the Duplex cash flows about $150 per door each month, which I think is a great return on a property that cost around $18,000 in total to close.

New carpet, luxury vinyl plank flooring, new kitchen appliances, cabinets bought off craigslist, granite counter tops, lighting fixtures, remodeled bathroom with granite countertop and added shower stall.

For all of my developers out of Phoenix, or any market similar to Phoenix, what do you look for before deciding to give the green light on a new construction project?

Added a bath, made it open floor plan, completely new kitchen (cabinets, floors, appliances, island, recessed lighting and pendant light, electrical) , refinished floors, remodeled master bath, light landscaping.
